Have your say on our proposals for a new, modern and sustainable hotel for Vauxhall and Nine Elms

In December 2024, experienced hotel development manager Citygrove, on behalf of Staycity Group, launched the first round of consultation on proposals for Wyvil Court. Since then we have been reviewing your feedback and updating the proposals. Now, ahead of submitting a planning application to Lambeth Council, we want to hear your thoughts on our updated proposals.
The proposals are to transform a derelict office building into a modern, sustainable hotel, creating new jobs, supporting local businesses, and introducing a co-working café for both hotel guests and the community. We have worked to sensitively design our proposals, with our key neighbours in mind, whilst enhancing the vibrancy and economy of Vauxhall and Nine Elms.
The Site

Wyvil Court is a derelict former office building, located on Wyvil Road in Vauxhall

The building is no longer fit for purpose and adds nothing to the local area.
We are seeking to regenerate the site, to bring much needed economic activity to the area, whilst creating an active frontage as part of the hotel, including a new co-working café open to everyone.
Key to our proposals is to ensure that we are considerate to the adjacent school and neighbouring Griffin Belle Pub, who we have already established a relationship with.

Why a hotel?

London remains one of the world’s most visited cities, attracting approximately 21.7 million international visitors in 2024.

With tourism playing a crucial role in the city’s economy, the demand for high-quality accommodation continues to grow. A new hotel in Vauxhall presents a significant opportunity to cater to this demand while also delivering long-term economic benefits to the local area.

Our proposal seeks to transform an underutilised brownfield site at Wyvil Court into a modern, well-integrated hotel that enhances Vauxhall’s appeal as a visitor destination. The site, which currently offers no benefit to the community and has the potential to attract anti-social behaviour, will be reimagined as a high-quality asset that brings new energy, footfall, and investment into the area.

By creating a sustainable increase in overnight visitors, the hotel will provide a vital boost to local businesses, restaurants, shops, and services, ensuring that visitor spending directly benefits the surrounding economy. Hotels play a key role in sustaining vibrant high streets, and with London’s hospitality sector contributing billions of pounds annually to the economy, this development will help reinforce Vauxhall’s position within the city’s dynamic tourism and business landscape.

Strategically positioned within walking distance of the River Thames, the London Eye, and the Houses of Parliament, the hotel will offer guests unparalleled access to some of London’s most iconic landmarks. With convenient transport connections to the wider city, including central business districts, cultural attractions, and transport hubs, this location is well-suited to accommodate both leisure and business travellers.

Beyond its economic and tourism benefits, the redevelopment of Wyvil Court will also support the ongoing regeneration of Vauxhall, aligning with the area’s broader vision for growth and renewal. By introducing a well-managed, high-quality hotel, we aim to enhance the local environment, ensuring that the development not only meets the needs of visitors but also respects and benefits the existing community.

Our Vision

The revised proposals include a ground floor plus 10-storey building, thoughtfully designed with setbacks and a reduced upper-floor massing to complement the scale of neighbouring buildings. A publicly accessible co-working café will offer a welcoming space for both hotel guests and local residents to work, meet, and collaborate, fostering a sense of community.
Additionally, a public pantry will provide locally sourced produce and convenience items, reflecting the hotel’s commitment to supporting local suppliers and enhancing community engagement.

The development will also improve the surrounding streetscape, introducing well-lit pathways and pedestrian-friendly routes to create a safer and more inviting environment for residents and visitors alike.

Encouraging economic growth in the local area

The hotel will attract hotel guests to the area, boosting the area’s local economy.
The redevelopment will provide much-needed economic activity at the ground floor, creating jobs for local people and increasing footfall and spending for local businesses. The current site contributes nothing in terms of employment. Our proposals will provide significant employment opportunities in both the construction and operational phases, as well as training and apprenticeship opportunities.
Once operational, the hotel will provide roles in reception, hospitality, security, cleaning, and café service, offering sustainable employment for local people. Additionally, the co-working café will support local entrepreneurs, freelancers, and hybrid workers by providing a flexible workspace. A pantry shop within the reception will be open to the public, offering local produce and essential items.

Enhancing public facilities

The proposed hotel will be more than just a place to stay – it will integrate with the local community by introducing new public facilities. A co-working café will be available for both hotel users and local residents, offering a shared space that fosters collaboration, networking, and productivity.

Strengthening community relationships

Citygrove has been working closely with Wyvil Primary School. We launched a collaborative project with the school, with pupils and teachers, working alongside EPR architects to design a mural on the side of the new hotel building facing the Key Stage 2 playground. This involved coming into the school to give a presentation to the pupils about the artwork and how they can help the team with its design, as well as an introduction to architecture from EPR.
This initiative underscores Citygrove’s commitment to creating a development that integrates with and enriches the local community. The scheme will also complement the School Street initiative, reinforcing the area’s commitment to a pedestrian-friendly environment.

A sustainable development

Sustainability is at the heart of Wyvil Court’s design and operation. The project will be delivered in an energy-efficient manner, aligning with environmental standards and promoting sustainable practices. The project is targeting BREEAM excellent certification, with a potential to receive an Outstanding rating.
The area’s excellent public transport links, including proximity to Nine Elms and Vauxhall Station, make it ideal for promoting active and public transport options for both guests and staff, reducing reliance on private vehicles.

First round of consultation
Since summer 2024, Citygrove has been actively engaging with the Vauxhall community, building strong relationships with local partners like Wyvil School and The Griffin Belle Pub. The first round of consultation, launched in December 2024, included two public exhibitions and discussions with political and community stakeholders to refine initial proposals.
